Marian Anthony, author of Short Sale Rush, is an ex-marine, current real estate broker, real estate developer and real estate consultant. (2010, back cover) He has worked as a mortgage banker, a loss mitigation manager, and short sale consultant during his career. He resides in San Diego, California where he is planning his next book.

The Short Sale Rush was touted as being a “how to guide for non-performing assets” in the press releases included with the book. As I read it however, it dawned on me that the vast majority of this book is about how to set up a real estate company like Mr. Anthony’s. And he does have some very keen ideas for those of you looking to do just that. The figures and diagrams are far too small to be readable without a magnifying glass, which makes me question their inclusion at all. There is some, relatively scant, information about short sales and how, as a realtor, one might approach tackling that side of the real estate business. There is a pretty comprehensive list of items that will need to be included to proceed with that type of deal (2010, pgs.63-70), but it is all California specific for the most part. There is information offered and tips suggested for how to get to know the lenders and work with them toward satisfaction of a short sale contract.

Mr. Anthony writes at length about lead generation and the costs thereof (2010, pgs. 35-6), he invites realtors to change semantics with regard to asking clients what their price ranges are to using “budget” instead, and tells realtors that they need to be abreast of “…..features, benefits, and costs.”   (p.32) There is some good information about how best to structure open houses and generate information from potential buyers of distressed properties, again geared toward realtors or their brokers.  Mr. Anthony’s strategy for open houses is to “…present properties that have not yet hit the market and are going to be the future inventory.” (p.31) Doing so means having a plan ahead of time and a list of vacant properties nearby. Mr. Anthony seems to be well versed on how to construct documents necessary for a array of transactions and keeping real estate offices functioning at optimum.

The best portion of this book, to me, was at the very end where there is a question and answer section that highlights many questions persons in, or near, foreclosure in the state of California, and elsewhere, might have about short sales. (2010, pgs.101-124) If I might offer a suggestion to Mr. Anthony, I would say to use the sections housed under this title in separate publications, or possibly flyers/newsletters, as some topics highlighted have little, to nothing, to do with the topic of this book which is short sales.
